LIVE – Lock-In Value Equity – is a property value protection program for Residential or Commercial property, new development or rehabs, that allows you to lock in your property’s current market value for up to 10 years. If prices fall and you decide you want to sell, we will purchase your property at the locked-in price. If values rise, you keep the gains if you choose to sell. If value goes up during the 10 year period, you can elect to increase the protected value.  In addition, if you need funding on your property, many funders are open to utilizing your protection to help you get the desired funding.

LIVE, Lock-In Value Equity, is a financial product offered exclusively by LIVN, LLC. You won’t find this product anywhere else.

The cost is a one-time fee based on your property’s value or we can do monthly payments over 24 months or many times your funder will build the cost into your funding. Typically, this is less than $75 month averaged over the 10-year period for a property valued at $350,000. There are no ongoing premiums!

You can submit to us what you believe the market value to be or a BPO, a Broker Proview Opinion, to use to get started.  Then we will have our professional appraisers confirm your property’s fair market value. The final amount will be mutually agreed upon.

You may choose to exercise your Real Estate Purchase Option any time after the initial 24-month period. The initial period may be approved to be shorter or longer if needed and the fee would be adjusted accordingly. And it may be possible to extend past the 10 years if desired and approved. You are never obligated, however, to exercise the option. It is solely at your discretion or your funder or investor if assigned.

No problem. LIVE is completely independent of your mortgage. If you refinance, your protection remains in effect.

Yes — you must maintain your property and insure it at full replacement value. Full details are included in the contract.

Yes, it is fully assignable. You may assign your agreement rights to heirs, beneficiaries, or even a mortgage lender.

Absolutely. If the market values go up, you can sell your property at the higher value and simply not exercise your option. In addition, if approved you can also raise value of your present contract to a higher  market value, offering even greater value to the new buyer.
